Frequently asked

Answers to common questions.

These answers are general. Advice and lender criteria depend on your individual circumstances.

How much deposit will I need?

The minimum depends on the lender, property and your circumstances. A larger deposit may give access to different products, but your budget should also allow for legal work, a survey, moving costs and any tax due on the property purchase.

Does an agreement in principle guarantee a mortgage?

No. It is an initial indication based on the information and checks completed at that point. A full application remains subject to the lender’s affordability, credit, property and underwriting requirements.

Can my deposit be a gift?

Some lenders accept gifted deposits, subject to their rules and evidence requirements. Rahul can explain what confirmation may be needed from the person providing the gift.

Which property-purchase tax might I need to pay?

The tax depends on where the property is located: Stamp Duty Land Tax applies in England and Northern Ireland, Land and Buildings Transaction Tax in Scotland, and Land Transaction Tax in Wales. A solicitor or tax adviser can confirm the amount and any reliefs.
